House rules
The essentials so there are no surprises — booking, cancellations, and how we look after the villa together.
A 30% deposit confirms your dates. The booking is only held once the deposit clears.
The remaining balance is due 21 days before arrival — we'll send a friendly reminder a few days ahead. For bookings made inside 21 days, we simply collect the full amount when we confirm.
Three nights most of the year. Five nights over Christmas, New Year, and Semana Santa.
Full refund of everything you've paid, minus any bank or payment-processing fees we can't recover. Plans change — we understand.
50% refund of what you've paid. Or, if you'd rather, we'll hold the full amount as credit toward another stay within the next 12 months, subject to availability.
This close to arrival it's hard for us to rebook the villa, so payments are non-refundable. If we do manage to fill your dates, we'll happily refund what we can. Travel insurance is always a smart backup.
If travel is prevented by a hurricane, government travel ban or similar event outside your control, we work with you to reschedule at no penalty.
From 3:00 pm. Earlier arrivals are usually fine if the villa is ready — just let us know your flight.
By 11:00 am. Late check-out can be arranged when the next booking allows.
Only registered guests stay overnight. Please let us know in advance if you'd like to have day visitors.
Please keep noise down between 10:00 pm and 8:00 am out of respect for neighbors.
No parties or events without prior written approval. Small family gatherings are welcome — just talk to us first.
No smoking indoors. Outdoor terraces are fine — please use the ashtrays provided.
Pets are considered case-by-case. Please ask before booking.
Kids are very welcome. The Olympic-length pool is not fenced, so children must be supervised by an adult at all times.
Accidents happen — please tell us. Significant damage or missing items may be charged to the guest who made the booking.
